Chiodo Properties is a Full Service Rental office specializing in Seasonal and Annual rentals. Our rental program centers on the theme that SERVICE EQUALS SUCCESS. One of our main goals is to fit the right tenant with the right property to the best possible choice. You control the restrictions that you place on your property, for a nominal fee of 20% for seasonal and one months rent upfront with 10% management fee monthly for annuals.
ADVERTISING: Our advertising program is local, national and international. We know when to place these ads and where. We always have handouts and also a photo album for any of our seasonal prospective tenants that may walk in. We enjoy direct access to MLS along with many marketing tools to give your property the exposure it deserves. We are now on line to the Internet; this will be utilized, so that we can book for the off-season months as well as seasonal.
SCREENING: Tenants must fill out a Rental Application and provide us with personal information: residential history, employment history, references and other information we do verify and select. On annual leases, we perform a thorough credit check.
INFORMATION: Together with the unit keys, we provide a directional map or guide for tenants to show where the units are located when they arrive, and Welcome packets of information to aid the seasonal tenants during their stay in Naples, Bonita and surrounding areas.
UNIT MAINTENANCE: Chiodo Properties, Rental Division has maintenance personnel on call to maintain units at peak operating conditions. This service is performed or coordinated on a work order basis to maintain liability and rentability of all units. Any work done will be documented and sent with your statement. Supervision of repairs and careful management of expenditures is our goal. We will always let you know of ANY repairs before you see it as a deduction to your income statement.
CLEANING: Chiodo Properties, Rental Division has professionals with high cleaning standards and charge competitive rates. We shall have your rental unit cleaned after each occupancy by our professional cleaners. The owners may clean their own unit, if they so desire. We do make outside periodic visual inspection of the leased property.
ACCOUNTING: Services include, collection of rental monies and security deposits, disbursements to Owners and Vendors, timely payment of appropriate taxes and reported to the correct authorities. Along with owner reports monthly and end of the year 1099's for your taxes.
Our goal is to manage your property when it is available for market prices to assure the best service to all of our owners. Our best communication is a 24-HOUR service to property owners.
